To make a reservation, you must:
• Be at least 18 years old
• Accept these Terms & Conditions on behalf of all members of your party
• Accept responsibility for settling all outstanding balances relating to your stay
All rates quoted include VAT at the prevailing rate at the time of booking and are subject to change without notice.
Check-in is available from 3:00pm on the day of arrival.
Check-out is by 11:00am on the day of departure.
Guests who book directly with Kinloch Lodge enjoy a complimentary 12:00 noon late check-out, subject to operational requirements.
Extended late check-out until 2:00pm may be available for a supplement and must be arranged with Reception in advance.
We understand that travel plans can change. To provide greater flexibility for our guests, reservations can be secured with a simple credit card guarantee, with no deposit required at the time of booking.
We strongly recommend that all guests arrange suitable travel insurance to protect against unexpected changes to their travel plans.
Bedroom Reservations
To secure a bedroom reservation, guests are required to provide valid credit card details at the time of booking.
April to October
Full payment will be taken 15 days prior to arrival. Once payment has been processed, the reservation becomes non-refundable and non-transferable.
November to March
Full payment will be taken 5 days prior to arrival. Once payment has been processed, the reservation becomes non-refundable and non-transferable.
Should payment be unsuccessful, Kinloch Lodge reserves the right to cancel the reservation.
Reservations cancelled, amended, reduced in length, or resulting in a no-show within the applicable cancellation period will be charged in full. In these circumstances, any remaining nights may be cancelled and resold.
Children & Additional Occupancy
A small number of bedrooms can accommodate one additional child on a sofa bed.
A charge of £65 per child, per night, including breakfast, applies.
Additional occupancy must be requested at the time of booking and is subject to room suitability and availability.
Kinloch Lodge does not offer standard travel agent commission agreements, fixed FIT rates or contracted allocations.
Travel agents are quoted the live dynamic rate available at the time of booking.
To secure a reservation, full payment is required 60 days prior to arrival. Once payment has been received, the reservation becomes non-refundable and non-transferable. Cancellations, amendments, reductions in stay and no-shows within this period will be charged in full. Travel agents are responsible for communicating these terms to their clients.
Certain packages, including seasonal and festive packages, may be subject to additional terms and conditions. These will be clearly displayed at the time of booking and will form part of your contract with Kinloch Lodge.
Whilst every effort is made to honour all confirmed reservations, Kinloch Lodge reserves the right to amend or cancel a booking in exceptional circumstances. Should this become necessary, we will notify you as soon as possible and offer the choice of:
• Accepting the amended arrangements
• Moving your stay to an alternative date (subject to availability and any applicable rate differences)
• Cancelling your reservation and receiving a refund of monies paid
Our liability will be limited to monies paid directly to Kinloch Lodge unless otherwise agreed in writing.
Your reservation may include certain elements such as breakfast, dinner, experiences or other benefits. These inclusions will be confirmed at the time of booking.
Where reservations are required for included elements, guests should arrange these in advance to avoid disappointment.
Unused package components are non-refundable and cannot be exchanged for alternative services or cash value.
Kinloch Lodge shall not be liable for any failure to perform its obligations where such failure results from circumstances beyond its reasonable control, including but not limited to government intervention, travel restrictions, severe weather, flooding, fire, civil disturbance, industrial disputes, utility failures, acts of terrorism, pandemics or other force majeure events.
Smoking and vaping are strictly prohibited throughout all guest bedrooms and indoor public areas.
Management reserves the right to terminate a guest's stay without notice where this policy is breached.
Guests found smoking or vaping in bedrooms or restricted areas may be charged up to £300 to cover specialist cleaning, loss of revenue and associated costs.
Well-behaved dogs are welcome in selected dog-friendly bedrooms only.
• Maximum one dog per room
• Dog supplement: £25 per dog, per night
• Dogs must not be left unattended in bedrooms
• Dogs are not permitted in the main dining room or public areas
• Assistance dogs are welcome and exempt from charges
For the safety of local livestock and wildlife, dogs must remain on a lead whilst on the estate.
Owners are responsible for cleaning up after their dogs and for any damage caused during their stay.
Where excessive cleaning or repairs are required, additional charges may apply.
To secure a lunch or dinner reservation, non-resident guests will be required to provide valid credit card details at the time of booking.
Cancellations made with less than 24 hours' notice, or failure to attend a confirmed reservation, will incur the following charges:
• Dinner: £95 per person
• Lunch: £44 per person
These charges will be applied to the card provided at the time of booking.
Persons under the age of 18 must be accompanied by an adult, in accordance with the Hotel Proprietors Act.

Guests are responsible for any deliberate or negligent damage caused by themselves or members of their party and may be charged for repair, replacement or loss of revenue arising from such damage.
Whilst every reasonable care is taken, Kinloch Lodge accepts no liability for the loss of, or damage to, personal possessions belonging to guests or their party.
Kinloch Lodge operates in accordance with the Licensing (Scotland) Act 2005. Guests are required to comply with all licensing laws and any house policies relating to the sale and consumption of alcohol.
Kinloch Lodge reserves the right to vary, amend, supplement or withdraw any information, offers or promotions published on its website or other marketing channels without notice.
