To make a reservation you must:
• Be at least 18 years old
• Accept these terms and conditions on behalf of all members of your party
• Accept the responsibility of settling all outstanding balances when you leave
All our rates include VAT on the current rate at the time of booking and are subject to change without notice.
We recognise in these ever-changing times that plans may change and have updated our cancellation policies to be as flexible as possible while supporting the needs of our family-run business. Please take note of our policies before booking. We highly recommend you take out travel insurance in advance of booking your trip.
To secure a bedroom reservation, guests will be required to provide their credit card details and a deposit as follows:
- One-night stay: Deposit of £300 per room
- Two- or more nights: Deposit equivalent to one night’s stay per room
When reservations made for the following year, deposits will be taken early January.
All deposits are non-refundable.
In the event of non-arrival, the full cost of the stay will be charged.
Reservations cancelled or amended within 14 days of the arrival date are liable to the full cost of the stay.
Hogmanay reservations cancelled or amended within 2 months of the arrival date are liable to the full cost of the stay.
Extra beds will be charged at £85 per bed per night, bed and breakfast. All other meals will be charged accordingly.
In addition to these terms and conditions mentioned above, packages (e.g. Hogmanay etc) may have additional terms attached to them, these will be displayed at the time of booking, and they’ll form part of your contract.
Even if we have given you confirmation, we still have the right to refuse or change any booking. On the rare occasion that this might happen, we would notify you as soon as possible.
You would then have the choice to accept our changes, change to an alternative date, (although we can’t guarantee that the price will be the same, and if it’s more, you’ll need to make up the difference) or you can cancel your booking.
If you do cancel because we have made a change, you’ll be refunded any money you have paid in advance of your stay, although we would not be liable for anything beyond that without written confirmation prior to cancelling.
What is included in your package?
Your package may contain several included items, such as breakfast, dinner. These will be detailed at the time of booking, and you’ll need to make a reservation for these items (apart from breakfast) so you can be sure to take full advantage of what is included. There is no refund for unused components of your package.
Kinloch Lodge Ltd shall not be liable for any failure during this agreement if the same shall arise out of a force majeure event. This shall include without limitation denial of service or similar attacks, failure of infrastructure, Government intervention, travel restrictions, wars, civil commotion, hijacking, fire, flood, accident, storm, strikes, lockout, terrorist attacks or industrial action affecting Kinloch Lodge Ltd
Smoking is prohibited by law in any of the bedrooms or public areas within our hotel. The management reserves the right to cancel the reservation of any guest without notice if a guest ignores the non-smoking policy. Guests will be liable for a charge up to £300 if found smoking within our hotel.
We accept well-behaved dogs, on a request-only basis, chargeable at £30 for up to 2 dogs per night.
Dogs are allowed in guests’ bedrooms whilst guests are present but are not to be left unattended and are not permitted in the public areas of the hotel.
In the interests of safety for your dog and local wildlife, please keep your dog on a lead at all times, especially close to local livestock.
We kindly remind dog owners to always clean up after their dog on hotel grounds.
Finally, if any damage occurs as a result of the dog, owners will be charged for the repairs. If the room requires deep cleaning as a result of your dog being in the room, there will be a charge of £200 added to your stay.
To secure a dinner or lunch reservation, non-residents will be required to provide their credit card details.
Cancellation with less than 24 hours’ notice or non-appearance, will incur a fee of £115 per person for dinner and £44 per person for lunch.
All details are correct at time of going to print as of 6th March 2025. Any confirmed bookings made prior to this date would be subject to our previous terms and conditions applicable at time of booking. We reserve the right to vary, amend, supplement or cancel any of the information or offers featured on our websites, email campaigns, or otherwise at any time.
Under the Hotel Proprietors Act, persons under the age of 18 must be accompanied by an adult.
Images shown on our website and other marketing materials are representative of the bedrooms, bathrooms and public areas available at our hotels. However, even our rooms that are within the same room type tend to differ so your room might be different to the ones that are shown.
We accept no liability if any of your personal belongings or those of your party are lost and/or damaged within the hotel. If the property of the hotel is deliberately or negligently damaged by you or any member of your party, you’ll be fully responsible for the repair or replacement of the property in question.
We have some house rules and policies for the consumption of alcohol, to ensure that Kinloch Lodge can operate as a licensed premise. We ask that all our guests familiarise themselves and adhere to our house rules and policy for the sale of alcohol, regulated under the Licensing Act (Scotland) 2005. You will find these rules clearly displayed in all our bar areas.
